Damac 'Smart Heights' nears completion

Luxury lifestyle provider Damac Properties said it has completed the structure of its 'Smart Heights' office tower at Tecom and work has already begun to complete the interior of the building.
The roof of the 21 storey Smart Heights is now in progress and plastering, pipework and the floors are already being fitted inside with much of the finishing already up to the 16th floor, said a senior official.
On the exterior, cladding is now underway to give the building its striking arctic blue glass and aluminium facade. Plans for the electricity substation which will serve the building’s energy requirements are also due to be approved in the next few weeks.
The development is one of two projects that Damac Properties has at Tecom – with its Executive Heights building already completed last year.
'Once completed, Smart Heights will offer 288,000sq ft of office space. Already most of the 21 floors have been purchased or leased. Among the ‘smart’ facilities available will be security card access control and energy efficient lighting systems,' Damac chief executive Peter Riddoch stated.
The completion of Smart Heights later this year would be well timed to coincide with the opening of the Metro train link, he noted.
'Tecom is fast becoming a vibrant business community and will have great connectivity with the new Metro link and excellent access to both the Sheik Zayed and Al Khail Roads,’ he added.
‘Despite the fact that it will be surrounded by many modern office and residential complexes, Smart Heights will stand out with its futuristic and elegant design and with work on the external structure already completed, people can now see it appearing on the Tecom skyline for themselves,’ Peter said.
In addition to 21 office floors, the building will have a health club and outdoor swimming pool on site for those who want to relax after a working day in green landscaped surroundings and views over the neighbouring Greens development.
Damac Properties’ second building at Tecom, Executive Heights, is home to its own corporate headquarters and other companies are due start moving into the building within the next few months.
Commenting further, Riddoch added: 'With the roof now being finished off at Smart Heights we can really concentrate on the internal finishes and ensure that we deliver a building to our customers that typifies the Damac brand – an iconic building in a prime location.'
Smart Heights is one of three commercial buildings planned for handover by Damac Properties in 2009 with the other two, XL Tower and Business Tower, at Business Bay.
In addition the company will be completing two residential projects at Jumeirah Village South (Emirates Gardens I and II) and Lago Vista, a three tower development, at IMPZ before the end of the year.-TradeArabia News Service
