Meydan Sobha unveils Phase III of giant Dubai project

DUBAI, February 1, 2016

Meydan Sobha, , a joint venture between race track developer Meydan and leading real estate company Sobha group, on Monday (February 1) said it has officially launched the third phase of Mohammed Bin Rashid Al Maktoum (MBR) City – District One, a stunning new community adding another enviable living dimension to Dubai’s city centre.

With a total land area of 45 million sq ft, the development is located just 4km from Burj Khalifa in the heart of Downtown Dubai.

Enclosed by glorious green natural surroundings, District One, Mohammed Bin Rashid Al Maktoum City, presents one of the lowest density villa developments in the heart of any international city, said a statement from Meydan Group.

The dream homes come in three architectural styles: Contemporary, Mediterranean or Modern Arabic, it stated.

District One is also situated next to the spectacular Meydan One, a leisure, commercial, and entertainment destination in MBR City which will host the world's tallest residential tower, the tallest observation deck, longest indoor ski slope and the largest dancing fountain.

The major attraction for potential home owners is the availability in the Phase Three of a fresh wave of 4 and 5-bedroom freehold villas built on attractive larger plots, with a range of new floorplans including basement options, as well as an extended payment plan.

Meydan Sobha has already sold out all villas in Phase 1 and Phase 2. Handover is scheduled starting mid-2016 and with more than nine thousand workers currently on site, both phases are scheduled for completion by 2017, said the statement.

Giving the community a unique waterfront dimension will be a 7-km Crystal Lagoon creating an idyllic manmade beachfront in the heart of the city, with lush green landscaping and a 14-km boardwalk.  

According to Meydan, the Crystal Lagoon will offer residents exclusive access to swimming, paddle boarding, and other non-motorised aquatic leisure activities.

State-of-the-art environmentally friendly technology will keep lagoon waters crystal clear, adding to the appeal of a feature which industry experts say will overtake golf courses to become the amenity of the future for luxury real estate developments, it added.

Speaking at the launch, Saeed Humaid Al Tayer, the chairman of Meydan Group, said: "This is a hugely exciting project, and we are delighted to launch the newest phase of MBR City - District One, while reporting great progress on the first two phases."

“We are proud to be adding to Dubai’s status as one of the most desirable cities in the world in which to live. We are creating a beautiful, luxurious community offering the most central freehold villa properties in the heart of the city’s centre overlooking what will become the world’s largest crystal lagoon,” he added.

Sobha Group chairman and founder PNC Menon said: "As a developer, we are committed to meeting our delivery schedule. Construction of both Phase 1 and Phase 2 of the project are progressing well."

"We expect keen demand for the villas in Phase Three, as we are offering home owners bigger plots, a variety of new floor plans, as well as the option to include a basement," he added.

Menon said to ensure the 2018 handover date for Phase 3 of District One, Meydan Sobha currently has more than 9,000 workers on site for the construction of the villas, with another 1,000 presently engaged in infrastructure works.

To guarantee the highest quality control in all aspects of the construction, a team of 14 master craftsmen were recruited from Germany. They include specialists in construction, mechanical electrical, plumbing services, and infrastructure, he added.

One project milestone has been achieved with delivery of the 8.4 km District One Cycling and Running Track, while the Crystal Lagoon package has been awarded and construction is underway, said the company statement.

The prime location provides an aspirational lifestyle. Owners are close to all the major routes into the city, providing quick access to the Dubai International Financial Centre, Burj Khalifa, Dubai World Trade Center and Dubai International Airport.
