VA Group to develop key mixed-use project in Oman’s historic Muttrah waterfront

International developer VA Group has announced that it has secured long-term land rights in Oman’s historic Muttrah waterfront, thus becoming the first international company to deliver a phase within the Port Sultan Qaboos Waterfront Masterplan. The project is being developed in close partnership with Omran Group.

Muscat’s historic Muttrah waterfront is set for a new 18.5-hectare mixed-use development combining residences, public spaces, leisure, retail and cultural attractions.

The site - equivalent to roughly 23 football fields - will include premium residences, landscaped parks, sports and leisure facilities, retail and a waterfront promenade.

Conceived to complement Muttrah’s rich cultural and historical identity, VA Group’s development will contribute to the district’s long-term transformation, boosting Oman’s tourism offering and enriching lifestyle experiences along the capital’s waterfront, said the statement.

VA Group's project in Muttrah will represent a rare opportunity to reside where authentic history and modernity intertwine amid ancient fortresses, a vibrant community rhythm, and the unmistakable character of a district that has welcomed the world for generations.

Shaped for centuries by maritime trade and cultural exchange. Muttrah is Muscat’s most iconic waterfront district and the historical heart of the sultanate.

F&M Middle East has already been appointed engineering and lead design consultant for the first phase.

The economic significance goes beyond real estate. If carefully integrated with Muttrah’s existing identity, the project could connect urban regeneration, tourism, investment and public space in one of Muscat’s most recognisable districts.

As a strategic partner to Omran, the project is aligned with Oman Vision 2040 - supporting economic diversification, tourism development, and Oman’s In-Country Value principles.
