Enstar unveils London’s most expensive office

Enstar Capital, a real estate investment and regeneration specialist, has unveiled its new luxurious boutique office building at a record fit-out cost of $771 per sq ft, marking the most expensive commercial fit-out in London’s West End.

Located at 54 Brooks Mews in the heart of Mayfair, the newly refurbished 6,000-sq-ft offices feature luxurious “resi-quality features” including Art Deco style Statuario Michelangelo marble and “gold” staircase; “gold” plated Armani-hotel style executive washrooms; pre-programmed switch-free lighting, comfort-cooling and heating; timber flooring imported from a 16th century monastery in Tuscany; rooftop terraces and in-office dining provided by celeb restaurant La Petite Maison.

Enstar Capital commissioned award winning architects Stiff & Trevillion to design a lavish redevelopment scheme for the building. The redevelopment project has taken over 16 months with some GBP4 million ($6.17 million) being spent on the entire project, including building work furnishings, consultants and planning costs; with GBP3 million pounds of this being spent on the luxurious interiors. The costs equate to a spend of GBP500 per sq ft, a record for the Mayfair and West End office market.

The redevelopment added a new top floor with floor to ceiling glazing and rooftop terraces to create a four storey building, with 2,500 ft of restaurant space on the ground floor and 2,000 sq ft of offices on the three floors above.

The top floor is Enstar Capital’s new London headquarters. The space is bordered by floor to ceiling windows opening onto wrap around terraces complete with hardwood flooring imported from a 16th Century monastery in Tuscany.

The entrance foyer with new sculptural reception desk opens onto the main office space, bordered by director’s offices, meeting rooms and main boardroom. Sliding walls can be opened to reveal a hidden brushed stainless steel designer kitchen, utility room and IT/computer server suite. In the office kitchen there are plans to install a special “food lift” to connect the workspace to the La Petite Maison restaurant on the ground floor.

Champagne, snacks or a three course meal will be able to be delivered piping hot from the restaurant directly into the offices. The office walls are dressed with beautiful specially commissioned watercolour paintings by artist Theresa Roberston of various landmark buildings acquired by Enstar Capital.  

The director’s offices open onto a private rooftop terrace dressed with loungers and outside meeting/dining table. The directors of Enstar Capital have a special arrangement with the La Petite Maison restaurant providing the offices with in-office dining, serving them with breakfast, lunch or supper in the suite or rooftop terrace.

Simon Lyons, joint chief executive of Enstar Capital said: “Offices should be as good as homes. Local business people think nothing of spending GBP5 million to GBP100 million on a Mayfair home, spending hundreds of pounds per square feet fitting it out, yet will work nearby in offices which are nowhere near the standard of luxury or quality. People spend a third of their lives at work, so this is why we have fitted these premises out to a luxury-resi finish. Gold Armani washrooms, automatic lighting, luxury flooring and in-office restaurant dining, it’s the best office address in Mayfair.”

Farid Alizadeh, joint chief executive of Enstar Capital said: “This really has been an exciting project from start to finish. We have really delivered a product which the London office market has not yet seen, it’s about raising the bar. The first and second floors each provide 2,000 sq ft of luxurious office accommodation. Each is available to let on a five-year lease with a guide price of GBP250,000 per annum. – TradeArabia News Service
