$80m Gulf Residence Amwaj set to open in Bahrain

An $80-million residential real estate development in Amwaj Islands will be home to the Gulf Hotels Group’s newest four-star property in the kingdom, it has emerged.

Set to open in September, the Gulf Residence Amwaj will offer 173 luxury hotel apartments spread across two buildings, and is a part of the Lona Real Estate-owned Amwaj Waves Development, said a report in the Gulf Daily News (GDN), our sister publication.

Lona Real Estate projects director Chris Woodrow told the GDN that the project as a whole is valued at BD30 million ($80 million).

Gulf Hotels Group will be the manager of the property and the project is in line with the expansion strategy of adding hotels and luxury apartments in key locations, Raees said.

Gulf Residence Amwaj will have two studio units, 42 one-bedroom, 102 two-bedroom and 18 three-bedroom apartments, in addition to four four-bedroom penthouses.

“All apartments have been designed in a modern, contemporary style with a focus on quality and functionality. Each apartment has spacious living and dining areas,” he added.

Facilities will include a landscaped swimming pool deck, fitness centre, an all-day brasserie restaurant, a lobby café, shops, meeting rooms and parking space, a health club with sauna and steam rooms, children’s pool, Jacuzzi, food and soft beverage outlets and commercial area.

Concierge service and valet parking will also be available.

“Through Gulf Residence Amwaj, we are seeking to offer residents a cosmopolitan lifestyle with a waterfront harbour experience, just a few minutes’ walk from the Amwaj Lagoon and beaches,” Raees said.

A statement quoted Lona Real Estate chairman Abdulla Buhindi as saying that the company was looking forward to “the renowned expertise of the Gulf Hotel team making the Gulf Residence Amwaj the premier family destination on Amwaj Islands, which is a fantastic location for both long-stay and short-stay visitors to Bahrain.”

According to Woodrow, nearly 60 per cent of the freehold apartments in the residential section of the development have been sold.

Two and three-bedroom apartments currently available start at BD90,000 ($212,000).

The development is expected to be ready by the last quarter this year, he added.

After a four-year lull, Amwaj Islands, a group of man-made islands off Muharraq, have seen renewed interest from hotel operators starting with the ART Rotana Amwaj Islands that opened in January this year and the Ramada Hotel and Suites Amwaj Island also due to open in September. - TradeArabia News Service
